The Berky Way

A Memoir of Deals, Relationships, and Staying in the Deal

By Neal A. Berkowitz

Overview

What does it take to build a career, survive the setbacks, and keep moving when the deal and life begin to fall apart? Commercial real estate veteran Neal A. Berkowitz traces his unconventional journey from a working-class childhood in Detroit to negotiating major retail leases and helping reshape some of the country's most prominent shopping centers and mixed-use developments. But this is more than a real estate memoir. It is a candid story about ambition, family, loyalty, resilience, and rebuilding after life forces you to stop and reconsider everything.

Description

Before Neal A. Berkowitz worked on billion-dollar developments and negotiated high-stakes commercial real estate deals, he was a working-class kid from Detroit learning persistence by watching his father leave for General Motors before sunrise and learning entrepreneurship by selling Bubble Yum out of his school locker. Those early lessons became the foundation of an extraordinary career. In "The Berky Way," Berkowitz takes readers from his first sales job and earliest real estate transaction through more than four decades of retail leasing, shopping center development, negotiations, corporate politics, and entrepreneurial risk. He opens the door to the rooms where major decisions are made, revealing the personalities, pressure, instincts, and persistence behind deals that can take years to complete and seconds to lose. From Michigan storefronts to nationally recognized developments, Berkowitz recounts the opportunities that launched his career, the mentors who believed in him, the clients who changed his life, and the projects that tested everything he thought he knew. He also confronts the setbacks, lost deals, fractured professional relationships, personal sacrifices, and the moment when relentless momentum finally came to a stop. At the heart of the book is a philosophy developed through experience: STAY IN THE DEAL. It does not mean refusing to walk away from every opportunity. It means staying engaged long enough to uncover the real objection, understand the people involved, recognize when circumstances have changed, and make the right decision rather than the easy one. What began as a dealmaking instinct gradually became a discipline for navigating business, adversity, family, and life itself. Direct, personal, humorous, and unfiltered, "The Berky Way" is both a memoir and a collection of hard-earned business lessons. It explores how trust is built, how momentum is created, why execution matters more than appearances, and what failure can teach that success never will. This is not a story about winning every deal. It is about learning which deals deserve more of you, finding the courage to begin again, and staying present when walking away would be easier.
